WHAT WE CHARGE FOR WHAT WE DO

NEW OWNERS
Once a management contract has been signed, we are happy to assist in the pre-purchase and purchase of a property. Our experience is we think, invaluable in this area because we are totally independent, we have absolutely no connection with the sales side of property here. We do what buyers should look out for though and we can point out questions that should be asked very early in the negotiation process and assist all the way through, even signing for the property on your behalf if you can't be present.

NEW TO LETTING
There are different ways of preparing your property if you intend to let it, we will advise of what we think are the best ways to furnish, paint, etc. etc.. The cost of any of the above services to our customers is nothing, but of course you have to become a customer first. That doesn't mean you have to pay anything, we usually only start charging once the property is handed over, unless there are any physical tasks like moving or co-ordinating the delivery of furniture. We will always let you know if any pre-ownership work would be charged.

WEEKLY SERVICES
Un-occupied.

Each week we check your property to see that everything is in order. Obviously that security has not been breached, but also to check that electricity and water supplies haven't been terminated (yes it does happen). If you have houseplants we can water them, check the phone line if you have one. In the winter, we make sure there hasn't been any storm damage and generally keep an eye on the whole house or apartment.

Occupied
If the property is to be occupied, you will advise us a few days in advance and usually you will want cleaning and preparation. Whether for owners or guests or clients, we will co-ordinate this preparation and finally check the property after the maids have left. We check that all lights are working and ordinary bulbs are replaced if necessary at no extra charge. This check is also to make sure that the correct amount of beds have been made, towels left, soap and loo rolls in bathrooms and for late arrivals, the outside lights left on. We will leave a hidden key for guests to find if required.

ADMINISTRATION OF YOUR PROPERTY AND AFFAIRS
Our weekly retainer includes the preparation and updating of your personalised instructions for the occupants, with phone numbers to contact in case of emergency. We maintain 3 numbers, at least one of which is always answered 24 hrs, 365 days. This callout service is complicated and expensive to maintain and so, if we are called by owners outside of office hours, over a non urgent matter, we will charge for taking the call.

Also included in the retainer, we will prepare and update labels for your property according to your wishes, 'DON'T FEED CATS', 'PRIVATE CUPBOARD', 'PLEASE LEAVE THIS FOOD CUPBOARD EMPTY' etc..

In addition, we keep you updated on changes in the law that might affect you, advise on things like making a local will, we will pay your local accounts for rates and rubbish collection (if you send us the money). We will advise you of obligations regarding any taxes, assist with these matters and generally be available for any reasonable enquiry appertaining to you property and your affairs here.


CHARGES
The weekly retainer depends on location and size of property as well as the depth of service you are likely to require. It is charged each and every week, regardless of occupation of the property. As a guide, the minimum at the moment is €15 weekly and the maximum €22. We make a charge if you actually want us to prepare and pay your tax declarations, organise a will etc..

CLEANING AND PREPARING THE PROPERTY
The cleaning of the property includes windows, tiled surfaces in bathrooms, all floors and furniture, fridge, dishwasher, making beds and leaving towels etc.. The service includes one block of soap and a toilet roll in each bathroom for the arrival. It doesn't include spring cleaning and we charge €18 per hour for this. Spring cleaning covers things like inside and above cupboards, wardrobes, washing all the dishes, cutlery and appliances. Standard cleaning includes everything else that you would expect in a changeover, that is to say in between guests leaving and more guests arriving.

It is impossible to quote for this service until your property has been surveyed, prices start at €50 for a simple studio apartment and (at the moment) go up to €140 for a large, four bedroom house with large patios and three bathrooms. This cost is 'per event' whether you or your guests require once a week or every day is up to you. We can also do mid week towel changes. Laundry costs are €4 for each person, per event.

At extra cost we can supply a welcome pack with food, wine, water, milk and whatever you require, we can also leave welcome notes\cards, which we will prepare for you.

If necessary we can call a day or two after the arrival to ensure that you and\or your guests are happy.

POOL MAINTENANCE
Pool maintenance is weekly or twice weekly. We do not do pool maintenance unless we also care for the overall property. Once weekly is not recommended but we will do this ONLY if the property is NOT let out. Charges are from €36 per week for two visits and the chemicals used are extra, these can be supplied by us, or the client. In letting properties a schedule of maintenance is kept in open view so that everyone can check on the water quality readings and the cleaning frequency and times.

GARDENING \ WATERING
We do not claim to be specialist gardeners. We can tend to your garden, we can plant, water and feed plants according to your wishes for €18 per hour. We can also fit automatic systems for large gardens.

OTHER ITEMS
We can rent cots, highchairs, tv's video's and extra folding beds. We can send and receive faxes, calls and e-mail for you. We can supply gas bottle refills. We can assist by introducing you to letting agencies in the UK, providing a link on our website to your's and for anything that we don't do ourselves, we will recommend and intervene someone tried and reliable to do it for you.
