OVERVIEW OF SERVICES INTRODUCTION This is a list of services which are available to Laprima S.L.'s customers. We provide a superlative personalised service which we do not believe is offered by other property management individuals or companies here on Lanzarote, but the only real way of assessing our value, especially when you might most need someone here to help out, is to read the testimonials of our customers. IDENTIFICATION \ SECURITY As soon as you become a customer you will have a customer code number so that in case you need help, maybe urgently, all you need to get over, is this unique number. All your linen and other items will be marked with this number for identification and it will appear on any literature which we produce and leave in the property for the use of yourselves and your guests. KEYS We will require an original and five copies of each of the essential keys to the property. The original will remain locked in our alarmed office in order to make more copies in case some are lost or forgotten. Key copies are marked only with the property code number so that if they are lost there is no security risk. LIABILITY INSURANCE Laprima S.L. has full insurance in case of accident or damage caused by its employees or subcontractors. We will normally expect to see a copy of your own insurance covering your property, its contents and other usual insurable matters. ALL IMPORTANT - ASSISTANCE We are available for help in any emergency situation 24hrs per day, every day of the year. We have an office answerphone and call numbers for out of hours emergencies. We have mobile telephones on 646 479284 and 646 479285. Keep any message simple and include your property code number so we know who and where you are. This help can range from un-blocking toilets to getting medical assistance. Some clients have even needed repatriation in cases of severe illness. We have achieved efficient repatriation and a whole list of services between these two examples of what may be required in extreme, urgent situations. OFFICE HOURS Please note that our business hours are Monday to Friday 0900 to 1700. We request that clients don't call outside of our business hours for non-emergencies. Bookings, accounts and all other matters can only be dealt with whilst the office is open. If you need to get non-emergency information to us outside office hours for any reason, please send a fax. ADMINISTRATION Any relevant literature is produced at your request and left inside the property and updated as necessary. This will include instructions for your guests on how to summon help, how to use any appliances that you may have such as video, satellite TV, washing machine etc.. Some of our owners need extra labels and warnings, these are produced, laminated and placed where necessary, "NO CATS", "THIS CUPBOARD IS ONLY FOR OWNERS USE" etc.. We also place a warning notice on each toilet cistern to try and avoid wastage of your water through carelessness. SECURITY CHECKS If the property is unoccupied then it is physically checked for anything untoward every week. Patio furniture is brought inside if the next arrival is more than a few days away and the property is secured. Electricity and water supplies are checked each week, as is the property in general. Any problems will be reported or acted upon at our discretion. Bulbs are checked and replaced before the next arrival. Gardening and watering is charged as extra. FLIGHT CHECKS These are usually done by the tour companies, but if private arrangements for flights have been made, or in case of any difficulties, we will be happy to check return flights provided that we have the correct information. We will also arrange a taxi for departure day if required. OTHER SERVICES You will be kept informed of any changes in Spanish law, which may affect your interests here. ALL THE ABOVE IS INCLUDED IN OUR BASIC WEEKLY RETAINER. WHILST BEING ON CALL IS INCLUDED, THERE IS OBVIOUSLY AN HOURLY CHARGE FOR ANY WORK RESULTING FROM SUCH A CALL. MAID SERVICE \ ARRIVALS We will co-ordinate the arrival of your guests, opening up the property, cleaning and making ready. Cots, folding beds and highchairs will be supplied within the basic contract cost as required. Food and complimentary wine and notes can be left for guests but will be charged as extras. We can make a call on your guests one or two days after their arrival, which normally includes help and advice on anything from car hire to eating out, as well as guidance on how to get the very best from their holiday AND from your property. If no-one is at home we leave a welcome note which reminds the guests to ring in if they require any further assistance. Phone and fax messages can usually be relayed to and from your guests and a small charge for outgoing faxes and phone calls will be made. Any reasonable request made by your guests to help them get the very best from their stay here will be met. In the event that this would raise a charge, which would be unusual, they would be informed first. Your bank balance can be checked with a signed authorisation. This can help if funds are not received on time for standing orders and direct debits. CHANGEOVERS Sometimes guests will arrive on early flights and those leaving will have late flights. This can cause problems especially with families who have young children. Guests arriving early should be made aware of the problem. We will do our best to help in these circumstances where we can, depending on times, occupation etc.. LETTINGS We are not a letting company, but we will be happy to make introductions to professional agencies in europe with whom we have long standing relationships. There is also our LETTINGS PAGE on this website, where Laprima S.L. customers exclusively can enjoy space to advertise their villas and apartments. POOLS\CHEMICALS Where Laprima is contracted to service and maintain your swimming pool the charge does not include chemicals. These can be supplied by us and charged accordingly, or by yourselves, provided that there is always an adequate supply for our use. ACCOUNTS At the end of each month customers receive an account. The weeks' management and pool maintenance charges where applicable are calculated by how many Thursdays occur in the period. The preparation and execution of fax and phone calls are charged only if they are requested by our clients or if they become necessary in order for us to carry out our duties on the owner's behalf. Faxes and phonecalls are €5.00 for each minute or part minute. BUILDING PROJECTS Laprima also carries out high quality building work, which is only available to our regular clients. We have most trade skills "in house" including carpentry, building, rendering, tiling, electrical, plumbing etc.. We have built many extensions and swimming pools on the island and we will be pleased to show you examples of our work and introduce you to our customers past and present. Click here for a gallery of images of our work When it is time to make payments for local taxes and/or for other payments or taxes, we can remind you of the dates. We can pay your local taxes and rubbish collection for you. We will also attend to fiscal matters on your behalf but at an extra cost, please ask for advice on fiscal matters. Sometimes, local taxes, or 'rates' and direct debit processing will attract an extra charge if there is a lot of work involved, such as when ownership changes and the accounts have to be established in the new owners' names, again, please ask for advice. Extra information will from time to time be made available on subjects such as wills, insurance etc., and can be provided on request at any time. If the subject has not already been covered, a charge for research may be made but this is unlikely. PRICES With such a wide variety of services available, it is impossible to quote prices without at least having an idea of the property size and location and the depth of service required. Please get in touch for a chance for us to speak personally to you. Services ARE available from just 15.00 euros per week, which is about £10.00p at the moment, plus any time and materials resulting from a call out. EXTRA WORK CHARGED FOR We have a staff of competent and experienced people, amongst which, several who have a good knowledge of Spanish and have lived here for many years and so are well acquainted with the local way of doing things. Charges for such work vary according to its technical level. We can cope with almost any project or repair, we can assist in opening and managing bank accounts, direct debits etc.. Only a very few things are beyond us, but for these, we can certainly point you in the right direction and make recommendations should the need arise. oOo It can be seen that Laprima S.L. has developed a wide experience in its field with all the necessary resources available to guide new owners on Lanzarote through what can be a confusing period. Setting up a property here can have its risks if you don't know what to expect. We like to feel that as a result of nearly twenty years on the island, we do it properly and should not be compared in any way to the numerous so called alternatives, either in cost, scope or, most importantly, efficiency. Laprima S.L. maintains about 50 regular customers, most of which have chosen to remain with this company for many years. We are proud of this, but not complacent. We are always ready to listen to any suggestion which any customer, new or established, wishes to make to us in an effort to further improve the service which we offer.
